If you’ve decided to undertake a major project it may well be that you’ll need planning permission before you start. As a general rule, large projects, such as extensions, big conservatories and loft conversions with dormer windows will need planning permission, whereas smaller changes that only affect the inside of the house, may not.
There are exceptions to this general rule. For example, if your house is a listed building, you must check out what changes you can and can’t make without permission.
The responsibility for granting (or not, as the case may be) planning permission lies with your local authority, so that’s your first port of call for information about the planning process. Your local planning department will be able to advise you about whether you’ll need to apply for planning permission or not if you’re doing a large project. Planning permission is different from building regulations, which are standards applying to the design and construction of buildings. Building regulations are there to ensure the safety of buildings and to ensure the conservation of fuel and power. Again, get in touch with your local authority which will have a building control department to provide advice and oversee the work you’re doing.
